Which Landlords will be participating in the scheme?

 

Arena, Berrybridge, C.D.S., Cobalt, Community Seven, Cosmopolitan, Hornby Homes, Lee Valley, L.H.T., Liverpool Mutual Homes, Maritime, Pierhead, Riverside, Servite Houses, South Liverpool Housing and Venture.

 

Can anyone apply to the Choice Based Letting scheme?

Anyone is able to apply. As long as the applicant is accepted onto one of the participating Landlord's register they can then start making bids for properties. In order to bid for properties you will need to enter your Name and your National Insurance Number.

How do I apply?

You can  download an application form via the website, or request one at a One Stop Shop or an office of one of the other participating landlords, or by phoning any one of the landlords. Once you have completed and returned the form your application will be processed.

Where will the homes be advertised?

On the web site www.propertypool.org.uk, (you can gain access to the internet at Libraries). They will also be advertised at One Stop Shops and at the offices of all the participating landlords.

How will I know if the property is suitable for me?

You will only be able to bid for properties, which are suitable for you. The system will automatically prevent you from bidding for properties which are too large, too small or for which you are not eligible because of another reason e.g. age criteria.

What do I do if I see a property I am interested in?

You should express your interest, “bid for the property” via the web site, in person at a One Stop Shop or an office of one of the other participating landlords.

How many bids am I allowed to make?

Bids are limited to three per applicant per week. When you make a bid you will be informed what position you are in for that particular property at that point in time. You may withdraw your bid and move it to a property where you are in a higher ranked position if you wish.

How long will I have to place an expression of interest for a property?

Properties will be advertised on a Tuesday and you will be able to express interest up until midnight on the following Sunday.

What do I do if I don't hear anything?

If you do not hear anything after a week following the closing date you should assume you have been unsuccessful on this occasion and continue to express interest in other properties. The outcomes of the properties which have been advertised will be published on the web site as soon as they are available.

If I am offered a property will I be able to view it before making up my mind?

Yes

What if I don't like the property?

You may refuse the offer, however, you should be aware that if you refuse three reasonable offers (one in the case of homeless applicants) you may be penalised by losing your date of application or your priority status.

What if I am homeless or likely to become homeless?

You should contact the City Council's Homeless Service, you will be assessed to see if you are Statutory Homeless or potentially Homeless and they will process your application accordingly. Homeless cases will be targeted for offers outside the Choice Based Lettings Scheme but may also express interest in properties through the scheme if they wish.

How will I know what has happened to the properties that have been advertised?

The outcomes of the properties advertised through Choice Based Lettings will be published on the web site.

Will every property be advertised?

Approximately 50% of all vacant properties will be advertised through Choice Based Lettings, the other 50% will be used to target priority cases such as Homeless, Decant and Specific Needs. The outcomes of these properties will appear on the web site as Direct Matches (D.M.) but will not be advertised and applicants will not be able to bid for them.

How long will I stay on the Choice Based Lettings database?

Unless you are suspended from the system, in which case you will be informed of this in writing, you will stay on the system until you are rehoused, withdraw your application for rehousing or fail to renew your application for rehousing.

What if I need help to fill in a form or find out more about the scheme?

You can obtain help and information by visiting a One Stop Shop or an office of one of the other participating landlords. If necessary we can arrange for you to be visited in your home.

Are there any arrangements for people with mobility needs who do not have access to the internet?

We can arrange to send out a limited number of the weekly adverts each week.

Will all vacant properties advertised have to meet letting criteria?

Yes, all properties advertised will be clearly labeled with the type of case which is suitable for the property, and in some cases only certain rehousing groups will be eligible to apply. Properties will still be allocated in accordance to greatest housing need.

What if a property is advertised with a specific letting criteria but nobody who matches the criteria bids?

The landlords may choose to widen the criteria and readvertise the property or let the property directly to someone on the waiting list as a Direct Match.

What if my circumstances change?

You should contact whichever landlord originally processed your application and they will amend your details as necessary and advise you accordingly.
